Think interest rates are high? What if I can show you how to buy a house with a lower rate and payment even in today’s market? This is a strategy a LOT of my clients are taking advantage of and it’s helping them get off the fence and achieving their goals of buying a home. It’s not uncommon to see a home reduce the price in order to be more attractive to the market. Doing that can save a little bit of money but there’s a better way. Instead of doing a price reduction, ask for that money to be used to get a lower rate for the first 1, 2, or even 3 years. We call this a temporary buydown. It helps to sell@the home but helps the buyer so you can save cash when you might need it most. This is just 1 of 10 strategies I have. Are you buying a townhouse? Do this first to save time and money! One mistake we often see is that a property is listed as a townhouse. That’s fine but a townhouse is a style and it may actually be a condo that you’re looking at. If it is a condo then you’ll also want to get the HOA Master Insurance Policy upfront. Condos have additional requirements to be eligible for financing and the interest rates may actually be a little higher. One of the requirements is that the HOA Master Insurance Policy has to have a deductible of 5% or less, otherwise it may not be eligible for conventional financing (it can still get FHA financing if the project is FHA approved. We always ask for these upfront and even though it should be included in the listing, it very often isn’t. If you find out too late you may end up paying for your inspection and appraisal before finding out that your payment will be higher than you expected or worse, the home you fell in love with can’t get conventional financing. If you’re getting divorced…. And need to remove one spouse from the mortgage, do this first. Most lenders will tell you that refinancing is the only way you can remove a souse from the mortgage. That’s not true. Contact your loan servicer, which is usually the company at the top of your mortgage statement, and ask them if you can do a divorce loan assumption. A divorce loan assumption is when one spouse takes over the existing mortgage during a divorce and becomes solely responsible for loan payments and removes the other spouse’s name from the mortgage. In other words they are assuming the mortgage from the other spouse and legally releasing them from the mortgage debt and payment. If the loan servicer doesn’t allow it you can still look at refinancing. But at least you tried! Follow me for more mortgage advice.

The right strategy is more important than your interest rate. If you ask for a price reduction of $10K on a $600K purchase price with 20% down, it will@save you about $53/mth. However… If you ask for $10K in seller convey that you can use to buy down the interest rate, you’ll save $160/mth. You would need to reduce the purchase price by almost $30K to get the same savings. Want A Good Deal On A House? 🏠 I have a list of 10 ways to avoid overpaying for your home. One of those strategies is to find a motivated seller. Maybe that’s a home that’s been on the market for a while. Or it could be someone who needs to sell their home quickly for any number of reasons like work relocation, divorce, or they’re under contract on a new property and they need the cash from this sale to buy their new house. Even home builders can be motivated sellers if they need to move inventory quickly, or when they’ve had last minute cancellations. But how does this benefit you? If you have a motivated seller, you may be able to negotiate a lower price, or seller concessions that you can use to lower your payment or offset closing costs.
